How Do You Finance Investment Properties in Texas?

Residential real estate investors in Austin have two primary financing paths: Conventional Investment Mortgages (backed by Fannie Mae and Freddie Mac) and Debt Service Coverage Ratio (DSCR) Loans.

Conventional investment loans are often priced tighter, but they need full personal documentation (W-2s, tax returns, and a personal debt-to-income calculation) and they cap you at 10 financed properties. In contrast, DSCR loans qualify the transaction solely on the property's gross rental income compared to its monthly debt service (PITI). If the property cash flows, you qualify—with no employment verification, no personal tax returns, and the ability to hold title in an LLC.

Options & Milestones

Simple Options & 3-Step Process

The versions of this loan I actually use, and how my team and I move a file.

Conventional Investment Loans

For a W-2 borrower buying a first rental or two. Down payment is often 15% to 25%. The price is often tighter than DSCR, if the tax returns support the payment.

Best for: W-2 investors whose tax returns support the payment

Non-QM DSCR Loans

Underwritten strictly to property cash flow (DSCR 1.00x+). No personal tax returns, no employment checks, and flexible LLC title vesting.

Best for: Speed, simplicity & unlimited property count

Multi-Family 2–4 Unit Financing

Finance duplexes, triplexes, and fourplexes. Utilize existing leases or appraiser rent schedules to offset monthly debt service.

Best for: Multi-door residential properties

Rent & Cash-Flow Analysis

I use the leases or the appraiser's Form 1007 rent schedule to calculate the debt-service coverage ratio.

02

Wholesale Lender Selection

I compare lenders that will take a long-term rental, a short-term rental, or a 2-to-4 unit property, and I show you which guideline the rent has to meet.

03

Conditions Up Front

On a DSCR file, the rent documents have to be in. A short-term rental or a messy lease takes more back-and-forth. How long closing takes depends on the appraisal, title, and those documents.

Illustrative Case • DSCR Duplex Acquisition Austin (East Austin), Texas

East Austin Duplex Acquisition — DSCR Loan in LLC

The Situation: An Austin business owner wanted to acquire an off-market duplex in East Austin for $640,000. Both units were leased at $2,250/month each ($4,500/month gross rental income).

The Challenge: Because the borrower heavily depreciated business assets on their personal tax returns, a conventional retail lender calculated their personal DTI at 52%, resulting in a loan denial.

The Wholesale DSCR Solution: Adam structured a Non-QM DSCR loan requiring 20% down ($128,000). Total monthly housing expense (PITI + insurance + taxes) was $3,450/month. The property's DSCR ratio was 1.30x ($4,500 rent / $3,450 payment), well above the lender's 1.15x requirement. No personal tax returns or W-2s were submitted, and the loan closed under the investor's Texas LLC in 19 days.

Disclosure: Illustrative scenario based on composite borrower profile. Actual interest rates, loan limits, and qualification guidelines depend on credit profile, property appraisal, and lender criteria.

Clear Answers

Frequently Asked Questions

Straightforward answers to the questions Central Texas borrowers ask most.

How is the Debt Service Coverage Ratio (DSCR) calculated?

DSCR is calculated by dividing the gross monthly rental income by the monthly PITIA payment (Principal, Interest, Taxes, Insurance, and HOA dues). For example, $3,000 rental income divided by a $2,400 monthly payment equals a DSCR of 1.25x.

Can I close an investment property loan in my LLC's name?

Yes! Unlike conventional agency loans that require holding title in your personal name, DSCR loans allow you to close and hold title directly in your LLC, LP, or corporate entity for liability protection.

Do DSCR loans require personal tax returns or pay stubs?

No. DSCR underwriting does not require W-2s, personal tax returns, business tax returns, or employment verifications. The approval is based on the cash flow of the subject property, your credit score, and liquid asset reserves.

What down payment is required for an investment property in Austin?

For conventional investment loans, minimum down payments range from 15% (for single-family) to 25% (for 2-4 units). For DSCR loans, most lenders I use want 20% down. Some will look at 15% with a higher score, and the price is usually different.

Can I use DSCR financing for short-term rentals (Airbnb / VRBO)?

Yes. I use DSCR lenders that will look at a short-term rental from a trailing 12-month operating statement, or from a rent projection, in markets such as Austin, Lake Travis, and Fredericksburg. I will tell you which evidence that lender accepts.
