VA Home Loans in Austin, Texas

Can I buy with no down payment and no monthly mortgage insurance?

If you have a Certificate of Eligibility, I start here. Eligible veterans, service members, and surviving spouses can buy a primary home with no required down payment and no monthly PMI.

More about VA financing

I pull the COE, check remaining entitlement, and tell you whether the funding fee applies before we talk about a rate. That covers Austin, Pflugerville, Round Rock, and the rest of Central Texas. Full entitlement is what removes the down-payment requirement. If entitlement is already in use, I say so.

What Is a VA Home Loan in Austin, Texas?

A VA loan is a mortgage backed by the U.S. Department of Veterans Affairs. It is only for service members, veterans, and eligible surviving spouses. The two facts that matter on most of my files are no required down payment and no monthly mortgage insurance (PMI).

Under the Blue Water Navy Vietnam Veterans Act, eligible veterans with full entitlement have no statutory loan limit. This means you can purchase a home in Austin, Westlake, or Lake Travis at any purchase price supported by your income without putting a single dollar down. Additionally, Texas veterans with a service-connected disability of 10% or greater have the one-time VA funding fee completely waived.

Common Situations

Who This Program Is Built For

The situations where I open this file first.

Active Military & Veterans

Service members at Camp Mabry or Fort Cavazos, and veterans moving into civilian work in Austin. I start with the COE, not a rate sheet.

Zero Down Buyers

Purchase a home without liquidating stock, retirement, or personal savings to reach a conventional 5% to 20% down payment.

Veterans with Service Disability

Veterans with a 10%+ VA disability rating are exempt from the VA funding fee and may qualify for substantial Texas property tax exemptions.

Eligible Surviving Spouses

Unremarried spouses of service members who died in service or from a service-connected disability retain full VA loan eligibility.

COE Retrieval in Minutes

I pull your Certificate of Eligibility from the VA portal so we know entitlement before anyone talks about a payment.

02

Wholesale Pricing Match

I compare VA lenders on rate and fees. A funding-fee waiver, if you have one, changes the cost more than a advertised special.

03

Conditions Up Front

My team and I manage the appraisal and underwriting. Timing depends on the property. I will not tell you a VA offer beats cash.

Illustrative Scenario

In Action: A Clear Scenario

A transparent look at real-world numbers, underwriting parameters, and successful funding.

Illustrative Case • Military Relocation Pflugerville, Texas

Pflugerville Veteran Family — $585,000 Purchase with 0% Down

The Situation: An Army veteran transitioning from Fort Cavazos to a private sector career in Austin purchased a $585,000 family home in Pflugerville. They wanted to preserve their cash reserves for home setup and emergency savings.

The Conventional vs. VA Contrast: A conventional loan would have required at least 5% down ($29,250) plus $210/month in private mortgage insurance (PMI).

The Wholesale VA Solution: Adam verified their full VA entitlement and confirmed a 30% service-connected disability rating. This waived the standard 2.15% VA funding fee entirely ($12,577 savings). The veteran put 0% down, paid $0/month in PMI, with zero out-of-pocket lender fees.

Disclosure: Illustrative scenario based on composite borrower profile. Actual interest rates, loan limits, and qualification guidelines depend on credit profile, property appraisal, and lender criteria.

Clear Answers

Frequently Asked Questions

Straightforward answers to the questions Central Texas borrowers ask most.

How do I obtain my VA Certificate of Eligibility (COE)?

I can retrieve your Certificate of Eligibility through the VA portal using your DD-214 (veterans) or a Statement of Service (active duty).

Is there a loan limit on VA loans in Austin?

No. For veterans with full entitlement, there is no maximum loan limit. You can borrow as much as a wholesale lender is willing to approve based on your income, credit, and debt-to-income ratio, all with 0% down.

Who is exempt from paying the VA funding fee?

Veterans receiving VA disability compensation for a service-connected disability (rated 10% or higher), surviving spouses receiving Dependency and Indemnity Compensation (DIC), and active-duty Purple Heart recipients are exempt from the funding fee.

Can I use my VA loan benefit more than once?

Yes. The VA loan is not a one-time benefit. You can use it repeatedly throughout your life. You can even have two active VA loans simultaneously under certain partial entitlement rules.

What credit score is required for a VA loan?

While the VA does not establish a statutory minimum credit score, most wholesale lenders require a 580 to 620 minimum FICO score. Scores above about 660 usually price better. I will show you the difference on your file instead of calling it a special.
