How Does a Reverse Mortgage Work in Texas?

A reverse mortgage is a specialized home loan that allows homeowners aged 62 or older (or age 55+ for select proprietary jumbo programs) to convert home equity into cash, monthly disbursements, or a growing line of credit without making monthly mortgage payments.

Unlike a traditional forward mortgage where you make monthly payments to decrease your loan balance, in a reverse mortgage, the lender pays you, and the interest is added to the loan balance over time. You retain 100% title and ownership of your home. The loan only becomes due when the last surviving borrower permanently leaves the home, sells, or passes away. Crucially, all reverse mortgages are non-recourse loans insured by the federal government (FHA), guaranteeing that you or your estate will never owe more than the home's fair market value.

Illustrative Case • Retirement Restructuring Austin (Northwest Hills), Texas

Northwest Hills Couple — Eliminating $2,400/Mo Payment with $420k HECM

The Situation: An Austin couple (ages 71 and 69) owned a home in Northwest Hills valued at $900,000 with a $180,000 remaining balance on a forward mortgage, requiring a $2,400/month payment that strained their Social Security and pension income.

The Challenge: They wanted to remain in their beloved home of 30 years but were depleting their cash savings by $28,000 each year to meet living expenses.

The Wholesale Reverse Solution: Adam arranged an FHA Home Equity Conversion Mortgage (HECM). The loan paid off their existing $180,000 mortgage in full—immediately eliminating their $2,400/month payment ($28,800/year annual cash-flow relief). In addition, they received a $140,000 standby line of credit that grows at the note rate over time. They retained complete home ownership, pay only property taxes and insurance, and restored complete financial peace of mind.

Clear Answers

Frequently Asked Questions

Straightforward answers to the questions Central Texas borrowers ask most.

Does the bank own my home with a reverse mortgage?

No! This is the most common myth. You retain 100% title and deed to your home. The bank simply holds a mortgage lien, just like with any forward mortgage. You can sell the home or leave it to your heirs at any time.

What happens to my home when I pass away?

Your heirs inherit the home. They can choose to keep the property by refinancing the reverse mortgage balance, or sell the home, pay off the reverse mortgage balance, and keep 100% of the remaining equity. If the home is worth less than the loan balance, the non-recourse guarantee protects them: neither your heirs nor your estate owe the difference.

What are my obligations under a reverse mortgage?

You have three simple ongoing responsibilities: (1) maintain the home as your primary residence, (2) keep property taxes and homeowners insurance current, and (3) maintain the home in reasonable condition.

Are reverse mortgage proceeds taxable?

No. Because reverse mortgage disbursements are loan proceeds rather than earned income, they are generally 100% free from federal income tax and do not affect Social Security or Medicare benefits.

How does the HECM line of credit growth feature work?

The unused portion of an FHA HECM line of credit grows annually at the loan's interest rate plus the 0.5% annual mortgage insurance premium. Under the FHA HECM program, that growth is part of the line-of-credit formula and is calculated whether home values rise, fall, or stay flat.
