Bank statements
Bank statements
Write-offs can make the tax return look thin. We compare 12 or 24 months of business deposits with a tax-return loan. The program decides what counts.
My team and I work with business owners, self-employed borrowers and investors whose tax returns don't tell the whole story. Depending on the program, bank statements, 1099s, assets or rental income can show what you actually earn, and we shop many wholesale lenders to find the one that fits.
Who we work with
Pick the records that look like yours. We'll tell you which program can use them.
Straightforward W-2 files can still use conventional, FHA, and VA loans.
How we price your loan
My team and I broker loans in Austin. We take your file to many wholesale lenders we already work with, compare the price and the guidelines, and you'll still have my cell.
Self-employed income can use bank statements, 1099s, or a profit and loss statement. A rental is looked at from the rent. We stay on the file from the first call through closing.
About Adam
I'm married to Britney Jo, and we're raising three kids. Austin has been home for more than 16 years. I also own rental property, so I've been the borrower, not only the loan officer.
You don't have to name the program before you call. Tell us how you earn and what's been confusing. We'll tell you what the options are, and what we'd do next.
I've been licensed since September 2015, and I've closed more than 1,000 loans. Most people don't need another sales pitch. They need a team that will explain the file and stay with it until it funds.
For I am not ashamed of the gospel, for it is the power of God for salvation to everyone who believes, to the Jew first and also to the Greek. For in it the righteousness of God is revealed from faith for faith, as it is written, "The righteous shall live by faith." Romans 1:16-17 (ESV)
I put the loan together, go through the income and the assets, pick the wholesale lender, and talk with you and your CPA.
They track the appraisal, title, and the conditions the lender asks for, from contract to closing.
A few Austin files
When a bank says no, the file missed that bank’s box. We look for a lender that can use the deposits, the 1099, or the rent.
Depreciation and write-offs made the tax return look thin. The banks counted W-2 wages only and said no.
I used 24 months of bank statements and qualified on the business deposits.
The purchase closed on those deposits, not the tax return.
Their personal income couldn't qualify on paper.
We used a DSCR loan, which needs no tax returns and no personal income documents.
The loan qualified on the property's rent.
The buyers of the old house canceled. The cash they expected, and the plan to drop that payment, went away.
I used a backup contract on the old house and a second loan for the down payment.
They wrote the offer without waiting on the old house to sell.
These are based on files I have closed. Names and exact figures are changed. A real file still has to pass underwriting.
Calculators
You can estimate a payment, a rental’s DSCR, or income from assets. The calculators show the assumptions. They are not a rate quote.
Enter a loan amount above zero and an interest rate from 0% to 30%.
Principal and interest only. Taxes, insurance, HOA dues, mortgage insurance, and fees are excluded. Example rate is not a quote or an offer to lend.

These are Google and Zillow reviews. We did not write them.

Send us the situation
A business, a 1099, a rental, or a bank that already said no. Send us what you know. We'll tell you which records we need. We don't pull credit unless you decide to apply.
From the blog
Notes on rates, bank statements, and non-QM files.
What the 10-year Treasury has to do with mortgage rates, and why a Fed cut does not automatically lower a 30-year fixed rate.
A buyer asked for 6.0%. The monthly difference was $87. The rate on the ad was not the whole cost of the loan.
Non-QM means the lender uses different documents. It does not mean bad credit. We explain bank statement, DSCR, asset depletion, and 1099 loans in Texas.
Questions we get
Yes. If you are self-employed in Austin, we can look at 12 or 24 months of bank statements, a 1099-only program, a P&L your CPA prepares, or assets you already have. These are non-QM loans. Deposits and write-offs are not qualifying income. We match those records to a program that can use them.
A DSCR loan is for a rental. We qualify it on the rent, not your paycheck or tax return. DSCR is the rent divided by the full housing payment: principal, interest, taxes, insurance, and any association dues. We compare the rent with the housing payment, and we ask if the homes can sit in an LLC.
Asset depletion turns money you already have into a monthly income number. We count the accounts the program allows, using that program's own months. We use this when someone has retired, sold a business, or has more saved than a W-2 shows.
If you are self-employed, you get K-1 income, you own rentals, or your savings are stronger than your wages, we look at bank statements, 1099s, a P&L, asset depletion, DSCR, and jumbo loans. A jumbo loan is anything above the conforming limit. A jumbo loan can use those documents too. We compare those programs across many wholesale lenders.
Once your documents are in, we review them and issue a pre-approval letter. How long a bank-statement or DSCR loan takes to close depends on the program, the appraisal, title, and when the documents come in. Send us the situation or call (512) 956-6010.
