DSCR Loans in Texas: Asset-Based Financing for Rental Properties
A Texas rental can qualify on the property's rent. Many files take title in an LLC, and you do not have to fly here to sign.
You can finance a Texas rental, from Austin and the Hill Country to Houston, Dallas-Fort Worth, and San Antonio, with a DSCR loan that qualifies on the rent. Many programs look for 20% to 25% down, and the loan can take title in an LLC. Texas has no state income tax, which helps the cash flow. My team and I shop many wholesale lenders.
How DSCR Loans Work in Texas
A Texas DSCR loan evaluates the property's gross rental income against its full monthly debt obligation (PITIA: Principal, Interest, Taxes, Insurance, and HOA dues). If the property's expected or lease-verified rent covers or exceeds the mortgage payment, the loan qualifies without requiring personal income verification, employment history, or personal tax returns.
Underwriting uses a standard appraisal with a rent schedule to establish market rent, the credit that program wants, and reserves, often a few months of the full payment. Texas property tax, often about 1.6% to 2.2% of assessed value, sits inside that payment. The same loan is used on long-term rentals in Austin, Houston, Dallas-Fort Worth, and San Antonio, and on short-term rentals in the Hill Country when the city allows them. My team and I shop many wholesale lenders for Texas loans.
Who This Program Helps
Designed specifically for residential real estate investors seeking capital efficiency without the personal income documentation friction of agency mortgages.
Scale-Focused Landlords
Investors capped by the agency limit on financed properties who want to keep buying in Texas. San Antonio is usually the cleaner long-term rent file. Core Austin, including East Austin and 78704, more often needs a short-term rental near downtown, the Domain, or South Congress, or a no-ratio review.
Self-Employed Real Estate Investors
Borrowers who write off legitimate operating expenses on Schedule E or corporate tax returns, depressing personal taxable income.
Out-of-State Buyers
Buyers who live outside Texas and want a Texas rental. There is no state income tax on the rent. The surprise is the property tax. You can sign from home. DSCR does not require a local manager, but most lenders want a plan if you are not here.
Entity & LLC Purchasers
Borrowers who need the loan to take title in an LLC, LP, or trust. A new Texas LLC is usually the clean path. Registering an existing out-of-state LLC to do business in Texas is the other one.
Core Financing Options
Tailored underwriting structures aligned with your property type, investment strategy, and cash-flow profile.
Standard DSCR (1.20x+)
The most leverage we can place, up to 80% loan-to-value, for properties with a cash cushion above the full monthly payment.
Best for: Stabilized long-term rentalsNeutral / Break-Even (1.00x - 1.19x)
For rentals where the rent roughly covers the payment. Suburban Austin, including Round Rock, Pflugerville, and Georgetown, does this more often than the urban core. Dallas-Fort Worth demand follows the company moves into Plano, Frisco, Irving, and Las Colinas. Houston demand is spread across energy, the Texas Medical Center, and suburbs such as Katy, Cypress, and Sugar Land.
Best for: High-appreciation Texas submarketsLow-Ratio & No-Ratio (<1.00x)
For a property where market rent does not cover the full payment, which is common in core Austin and parts of Dallas, or for a short-term rental in the Hill Country. Fredericksburg, Dripping Springs, Wimberley, and New Braunfels are the towns I see most, and only where the city still allows the rental.
Best for: Value-add acquisitions & short-term rentalsHow The Process Works
From rent schedule verification to closing in an LLC, our streamlined process avoids traditional tax return underwriting delays.
Rent Verification
An independent appraiser completes a standard appraisal plus Form 1007 fair market rent schedule (or AirDNA/revenue report for STRs).
Coverage Calculation
DSCR is computed as Gross Monthly Rent divided by Total Monthly PITIA. No personal W-2s, 1040s, or personal bank statements are audited.
Entity Closing
Loan documents are drawn in your LLC or corporate entity and close at a Texas title company. How long that takes depends on the appraisal, title, and the documents.

Financing a Duplex Without Personal Tax Return Documentation
An investor who already had several financed properties found an off-market duplex in Round Rock. Agency rules get heavier once a borrower has a lot of financed properties, and a full tax-return review would have been the long way around.
We used a Texas DSCR loan. The appraiser's rent schedule covered the full monthly payment, including Texas property tax and insurance, with room to spare. The loan was sized from the property, not from a personal tax return.
It closed in the investor's Texas LLC, with reserves verified from business liquidity. No personal W-2s or federal tax returns went in the file. Timing followed the appraisal, title, and the documents.

Common Questions About DSCR Financing
Direct answers to the most frequent underwriting, reserve, and vesting questions.
Why are out-of-state investors buying so much Texas real estate in 2026?
Three reasons. First, zero state income tax. A California investor can pay 9.3% on rental income. A Texas investor pays none. Second, population. Texas added more residents than any other state from 2020 through 2025, per U.S. Census data, and renters follow people. Third, company moves. Tesla, Oracle, Charles Schwab, Caterpillar, Toyota, McKesson, HPE, and Samsung have relocated or expanded major operations in Texas in the last five years. Those moves brought jobs, and jobs are rental demand.
Can I get a Texas DSCR loan if I live in California, New York, or another state?
Yes. The loan is about the Texas property, not where you live. You can live outside Texas and close on a Texas rental from home. A mobile notary or an e-closing handles the signing. You wire the down payment and reserves, and the loan funds. Most of the out-of-state Texas DSCR closings I handle happen without the buyer flying here. My team and I originate loans on Texas property. We are licensed in Texas.
Will my out-of-state LLC work for a Texas DSCR loan?
Most DSCR lenders want the LLC that holds title to be a Texas LLC, or a foreign LLC registered to do business in Texas. Foreign LLC registration with the Texas Secretary of State is $750. For a lot of buyers, the cleaner path is a new Texas LLC for that property. Formation is $300, and there is no Texas franchise tax for entities under about $1.23 million in annual revenue. A few lenders will vest directly in an out-of-state LLC, but that narrows which lenders will take the file.
How does Texas property tax affect my DSCR ratio?
Texas property tax runs roughly 1.6% to 2.2% of assessed value, depending on the county and the city. That is higher than a lot of other states. The trade-off is no state income tax. For DSCR, the lender puts the real tax, or a purchase-price estimate, inside the monthly payment. Buyers used to a capped tax bill in another state almost always guess low. Run the ratio with the Texas number, not the one from home.
What is the minimum down payment on a Texas DSCR loan?
Standard DSCR programs ask for 20% to 25% down on a single-family home or a 2–4 unit property. Strong-credit borrowers with a DSCR above 1.25 can sometimes get to 15% down. No-ratio programs, which skip the rent calculation, usually want 30% to 35% down. Short-term rentals, especially in the Hill Country, often want 25% to 30%.
Are DSCR loan rates higher in Texas than in other states?
No. Texas borrowers are not charged extra because the property is in Texas. What sets the price is the rent coverage ratio (DSCR), credit score, down payment and loan-to-value, property type (single-family, 2-4 unit, condo, or short-term rental), the prepayment penalty option chosen, and loan size. My team and I shop your file across many wholesale lenders and send you real numbers for your scenario.
Can I use a Texas DSCR loan for a short-term rental in Fredericksburg or Wimberley?
Yes. Hill Country short-term rental markets are some of the stronger DSCR markets in Texas. Most lenders use a projected-revenue report or 12 months of actual bookings. Fredericksburg, Dripping Springs, Wimberley, and New Braunfels often pencil when the occupancy assumption is conservative. Confirm the short-term rental rules with the city or county before you go under contract. Some Hill Country towns limit new registrations.
What is a no-ratio DSCR loan and when should I use one?
A no-ratio DSCR loan skips the rent calculation. The review is credit, down payment, and reserves. Use it when the rent does not cover the payment, which is common in core Austin and parts of Dallas, when the property is new and has no market rent yet, or when you are buying for appreciation and plan to rent later. The trade-off is more down, usually 30% to 35%, a higher price than a standard DSCR loan, and tighter credit and reserve rules.
Do I need to come to Texas to close my DSCR loan?
No. Texas allows a mobile notary, and several Texas title companies offer a hybrid e-closing. We coordinate the title company, the notary, and the wire so you can sign at home. How long it takes depends on the program, the property, the appraisal, and the documents.
