After a business sale, qualifying on assets instead of a paycheck
The situation: An Austin founder had sold a company and was between paychecks. The home was on Lake Austin. The wealth was in a brokerage account, not a W-2.
The challenge: With no current W-2, a private bank would lend only if the accounts moved to that bank and stayed under a management fee.
What we did: My team and I placed an asset-depletion loan above the conforming limit. The lender counted the eligible brokerage assets at its own percentage and divided by that program's months. The accounts stayed where they were, and title went into the revocable trust. Timing followed the appraisal, title, and the documents.
